Preston Road lies to the east of the city centre, separated from the centre by the River Hull. The site is part of a former residential development known locally as The Groves – where most households have now been decanted and properties boarded up. Severely outdated in their design and in poor condition, these homes would require major investment to tackle inefficiencies and poorly designed public spaces. Additionally, the mix of properties is not suited to the current demand in the area. Rather than trying to extend the life of these residences, a regeneration strategy has been developed which provides new, low maintenance, energy efficient homes.

With excellent existing local amenities and transport links, Preston Road offers a great opportunity to knit back together the neighbourhood and provide much needed housing for a mix of sizes and tenure.

The design of the layout and house types has evolved through extensive dialogue with Hull City Council and the local community and have, as a result, been developed with reference to the local context and strongly rooted in JTP’s placemaking principles, ensuring an economically, socially and environmentally sustainable form of development which will engender genuine, transformational change and an important opportunity for aspirational living in this part of Hull.
