An active, mixed-use neighbourhood contributing to the revival of Wembley

Fulton Road will deliver a highly sustainable mixed-use community of new homes alongside a variety of commercial opportunities which will complement the wider aspirations for the Wembley Growth Area in which the site is located. Up to 759 new homes will be delivered across three distinct buildings ranging from studios to three-bedroom apartments, of which more than a third will be affordable.

A strong green infrastructure network has been created along the Wealdstone Brook which is a locally recognised asset and designated Site of Importance for Nature Conservation. Currently a hidden and closed-off waterway, the design will enhance the under-utilised brook to improve biodiversity by using plant species and new trees to establish a linear and accessible wildlife corridor and an urban greening factor score of 0.47.

At ground level, movement will be encouraged to the brook with an open arcade, brightly coloured glazed bricks and an angled facade promoting views and drawing visitors towards this new landscape. The ground floor has been carefully curated with a blend of uses to encourage people to positively engage with their surrounding streets and spaces, establishing a lively area that nurtures public engagement and interaction.

Over 40,000 sq ft of public realm at ground-floor level around the buildings and new publicly accessible open space, alongside the provision of podium and rooftop gardens for residents. The mixed uses will include retail and leisure uses, as well as new employment floorspace of varying sizes to provide businesses with flexibility and adaptability.

Defined building typologies will establish cohesion to the masterplan and be articulated using three brick colours to mark corners, celebrate height and express individual buildings. Two new pedestrian crossings and a new bus shelter provision will also link and unite the site into the wider Wembley area.
